Who is the best real estate agent in Manakau?

Manakau sits between Levin and Ōtaki, so a sale here can interest buyers from Horowhenua and from the Kāpiti Coast. The best agent for a Manakau or Waikawa Beach sale is one who knows both areas. We recommend the Ray White Levin team, which works across Horowhenua and the Kāpiti Coast as part of the Ray White Levin, Waikanae and Paraparaumu group.

Why does Kāpiti experience matter here?

Owners Margaret Tucker and Roger Tucker have worked the Kāpiti and Horowhenua coast for decades. Roger moved to the Kāpiti Coast in 1997 and owned the Waikanae and Ōtaki business before it became Ray White, and Margaret, with more than 30 years in real estate, lives in Waikanae. Ankit Patel is based on the Kāpiti Coast and works with first-home buyers, families and investors across the wider Wellington region. Between them they know the Kāpiti side of the market as well as Levin’s.

Who can sell a lifestyle or horticultural property?

Manakau is known for nurseries and horticulture, and many sales involve land. Raewin Smith ran a rural delivery business and worked in contract farming before real estate, so she understands what buyers ask about water rights, fencing and access. Thomas Taylor grew up in a construction family and can talk buyers through homes and outbuildings.

How is the Manakau market?

Over the past 12 months the median sale price in Manakau was $742,000, from 22 sales, and homes took a median of 76 days to sell, according to realestate.co.nz (sale prices from REINZ). That is longer than in Levin, so pricing well from the start and having your LIM and property information ready makes a real difference. Waikawa Beach had only seven sales, too few for a reliable median, so an appraisal based on the closest comparable sales is the best guide there.

What do buyers ask about?

Expect questions about water supply and wastewater, the new Ōtaki to north of Levin highway and road noise near State Highway 1, and at Waikawa Beach, erosion near the stream mouth and coastal hazard notes on the LIM.
