Levin property market update: October 2026

What are homes selling for in Levin and the surrounding area, and how long are they taking to sell? Here is the latest public data, gathered on 22 October 2026, with every figure linked to its source.

The suburb figures cover the past 12 months; the district, regional and national figures are for the month of September 2026. Small areas have few sales, so their medians can move sharply from year to year.

What happened to rating values?

Horowhenua’s latest rating revaluation, as at 1 August 2025, put the average home value at $568,000, down 12.1 per cent on 2022, and the average land value at $270,000, down 17.2 per cent. The new values have applied for rates since 1 July 2026. A rating value is not a market valuation, but it is a useful guide to how values have moved.

What does this mean for buyers and sellers?

Prices across Horowhenua are lower than a year ago, but more homes are selling, and Levin’s median sale price remains well below the national median of $755,000. For buyers, that means choice and room to negotiate. For sellers, it means pricing well from the start matters, because buyers compare carefully. Every street is different, so the best guide to your home’s value is a conversation about the sales closest to you.
