Buying your first home in Levin: what do you need to know?

Levin’s prices sit well below the national median, which makes it a realistic place to buy a first home within reach of Wellington and Palmerston North. Over the past 12 months the median sale price in Levin was $502,337, compared with a national median of $755,000 in September 2026. This guide explains how to use KiwiSaver, what deposit you may need, and the steps from your first viewing to getting the keys.

Can I use my KiwiSaver to buy my first home?

Usually, yes. If you have been a KiwiSaver member for at least three years, you can typically withdraw almost all of your balance to buy your first home, leaving at least $1,000 in your account. You must intend to live in the property; it cannot be a rental. You are generally not eligible if you already own a home or land, although previous home owners can ask Kāinga Ora to assess whether they are in the same financial position as a first-home buyer.

You apply through your KiwiSaver provider, not Kāinga Ora. Processing typically takes about ten working days, so apply well before your deposit or settlement date. The money is paid to your lawyer on or before settlement day.

How much deposit do I need?

Many lenders look for a deposit of around 20 per cent, but there are lower-deposit options. Through the First Home Loan scheme, run by Kāinga Ora with participating lenders, eligible buyers may be able to borrow with as little as a 5 per cent deposit. Income limits apply, so check your eligibility with Kāinga Ora or a mortgage adviser. The First Home Grant closed to new applications in May 2024, so do not plan your budget around it.

What are the steps to buying my first home?

  1. Get your finances ready. Talk to a mortgage adviser or your bank about pre-approval, and check your KiwiSaver balance and eligibility.
  2. Find a lawyer or conveyancer early. You will need one to review the agreement, handle your KiwiSaver withdrawal and settle the purchase.
  3. Search and view. Browse homes for sale in Levin and visit at different times of day.
  4. Do your checks. Order a LIM, arrange a building inspection, check the title and ask your insurer about cover for the address.
  5. Make an offer. Read how to make an offer and how buying at auction works.
  6. Settle and move in. Do a pre-settlement inspection, and your lawyer will complete the payment and title transfer on settlement day.

What should first-home buyers look for in Levin?

If the home is older, look closely at insulation, heating, roofing, wiring and any alterations, and make sure past work was consented. Think about the journeys you will make each week and how the home will suit you in five years. Our guide to Levin’s neighbourhoods compares each part of town, from Taitoko, the youngest area, to Kawiu North, which has the highest home ownership.
