Hōkio Beach

Living in Hōkio Beach: a local guide for buyers and sellers

Hōkio Beach is about nine kilometres from Levin along Hōkio Beach Road. The drive takes you past Levin Racecourse and Lake Horowhenua to a vast, sandy stretch of coast that is still mostly holiday baches, with very little upmarket development. On a clear day you can see Kāpiti Island, Ruapehu and Taranaki from the sand.

What is it like to live in Hōkio Beach?

Hōkio is small and quiet, with around 210 residents in about 105 homes at the 2023 census. At the beach entrance there are toilets, picnic tables, a barbecue and a playground. The community has deep roots: Kohuturoa Marae is a meeting place for Muaūpoko, and Ngātokowaru Marae for Ngāti Pareraukawa of Ngāti Raukawa.

On the way out of town, Celtic Organic Winery sits on Hōkio Beach Road, and Levin Golf Course is about ten minutes from Levin.

What is there to do at the beach?

The beach is wide and open, and you can walk north along the sand for around 13 to 15 kilometres towards the Manawatū River, depending on the tide. Dogs can run off the lead on the beach and must be on a lead in the residential streets. Vehicles are allowed on the beach as long as they keep off the dunes and plants, and normal road rules apply.

What about Lake Horowhenua?

Lake Horowhenua, also known as Punahau, sits between Levin and Hōkio. Muaūpoko Park on Queen Street West has a playground, picnic tables and lake views. The lake is not suitable for swimming, and Horizons Regional Council is working to improve its water quality, including building the Arawhata wetland on a 142-hectare farm to reduce the nutrients reaching the lake.

What is the property market like?

Hōkio Beach sees few sales. Ray White Levin settled two house sales there between October 2024 and October 2026, at about $215,000 and $275,000. With so few sales, an appraisal based on the closest comparable properties is the best guide to value.

What should I check before buying at Hōkio Beach?

  • Coastal hazards. A 2013 regional council report found this coast building out over time but set erosion setbacks from the dunes and noted extra risk near the stream mouth. Check the LIM for any coastal or flood hazard notes on the address.
  • Services. Ask how water supply, wastewater and stormwater work for the property.
  • Salt and sand. A building inspection should look closely at the roof, cladding, joinery and subfloor, particularly in older baches.
  • Insurance. Ask your insurer about cover for the address before you go unconditional.

Thinking of selling at Hōkio Beach?

Many properties here are holiday baches, so be ready to share the LIM, any building reports and how services work for the property. That helps buyers decide with confidence. Ask us for a free appraisal based on the sales closest to you.
